Architecture
A site should never be realized without a concept of an overall architectural design. Many times when this occurs there is a disconnect between the site (parking, landscape, sense of place) and the building that sits on the site. The two are mutual inclusive of each other and they count on each other for harmony and balance.
Our knowledgeable team can help our client’s program their needs from tenant improvements to whole building design. No project is too small or large for our firm.
Tenant improvements of varying architectural type will require preliminary site analysis prior to project start. This is necessary to complete in order to come up with a space plan that will allow the clients program to fit within the existing structure and utilizing existing utilities to the best of there availability. Knowing the details of the existing space will help negate potential issues that can occur during construction.
Once the site analysis is complete a space plan (schematic design) can be realized based off a preconceived budget from the client. During the design development phase preliminary pricing for the construction and additional adjustments by the clients program solidify the plan in preparation for construction documentation.
At every phase of the architectural portion of the project the design is constantly being measured against the local building codes, international codes, accessibility codes, and life safety fire codes. Each of these key codes will dictate portions of the plan, which could adversely effect the overall design. Its imperative that your architect have intimate knowledge of the codes being used by the authority having jurisdiction. It is an absolute horror to hear how a client’s dream turned into a nightmare because their design professional did not have an understanding code and its dictates on a project. Not having this understanding could easily cost client’s more than three times the anticipated construction cost. The time and money lost could mean the difference between success and failure of a client.
During this construction documentation phase, the project is engineered for structural purposes, and engineered for utilities required. These usually include electrical (lighting and power), mechanical (Heating, ventilating, and air conditioning), plumbing (water and sanitary), gas, fire sprinklers, and or fire alarm. Each portion of the project at this point goes from a broad design to a very detailed design. At this point room finishes, hardware styles, and equipment are specified down to the nuts and bolts.
Interior Design
If a building and its site are mutual inclusive- than a building is only a shell without its interior. The final touches to a perfect project occur in this phase. It is at this point in a project where the “sense of place” is realized. If you’re interior is not integrated into the project as a whole a disconnect can occur which may ruin the entire concept. Our expert team of designers can help facilitate in marrying you’re design style, with the form and function of the architecture of the structure itself. Visualization
Part of the design process often includes sketches, color elevations, and renderings. Some projects require detailed state of the art rendering services while others do not. However for a small fee we will offer all of these services to our clients at their request.
